BOARD OF ARCHITECTURAL REVIEW OF THE TOWN OF MAMARONECK
OCTOBER 21, 2004, IN THE SENIOR CENTER, TOWN CENTER

CALL TO ORDER
Chairman Wassman called the meeting to order at 8:00 PM.
APPROVAL OF MINUTES
Upon a motion made and duly seconded the minutes of September 22, 2004 meeting were
unanimously approved as amended.
Chairman Wassman read the applications as follows:
COMMERCE BANK - 1289 Boston Post Road
Block 412, Lot 489 - signs and site plan (adjourned 7/15/04,8/19/04,9/22/04)
Mr. Rosenbaum addressed the Board regarding Commerce Bank.
The Chairman advised the Board the submittal was not complete and stated the Board would
address the application as presented and comment on the plans that were changed in the past.
Mr. Jacobson suggested the Board establish an order of review, due to the fact there were many
separate areas that needed attention.
Chairman Wassman stated that was what he intended to do. He said the sound study appeared
to be sufficient and incorporated the Boards previous request.
Mr. Rosenbaum stated the green house must stay to hide the air handler for the ATM lobby. This
is a smokey white glass that does not allow light from the interior to filter through. The Board had
concerns regarding the different qualities of light that would project from the building. Bank
lighting is on at all times and the windows will glow with light from within (the smokey white glass
will not).
Chairman Wassman stated he would like to have a drawing of this detail.
• The cast stone panels will be removed over the drive-through as shown on the plan submitted.
The stone cap runs across the entire building and a stone insert will run across the base with the

exception of the front entrance and side wall. The canopy will be flattened and a brushed metal
• finish will be used.
Chairman Wassman stated this set of drawings would not pass for approval because they are not
adequate or complete.
The Board continued to address the application regarding the masonry treatment, glass, metal
fascias and capstone.
Many comments were made and the applicant will submit revised plans for the next meeting.
Mr. Rosenbaum explained the proposed signage to the Board.
Mr. Jacobson felt that the sign was unsightly and stated he did not care for the black lettering on
the monument sign. He also felt the sign would be better if stone and masonry were incorporated
into it. He asked why the sign needed to be so "fat".
Ms. Commender stated the monument sign should be the same height as Duane Reade's.
The Board made a motion that the sign not have a metallic base and the height of the base be
reduced to 18 inches. The sign should be designed to have a softer look. To be resubmitted
The Board then addressed the landscape plan.
Ms. Commender stated the Town code required a 5-foot buffer of planting between the properties.
• Mr. Carpaneto stated the Board had gone over this requirement and decided it was not necessary
at this location. The site was already small, the extra planting area would put a burden on the site
as far as parking, and maneuverability is concerned.
The applicant said they would consider removing the fence at the Duane Reade property line
because of the shading it would impose on the plantings.
Several more comments were made regarding the planting plan. The applicant agreed to address
the comments made by the Board.
Ms. Commender asked that all the site signage be presented to the Board for the next meeting.
Motion was made and duly seconded that a revised plan be submitted for landscaping and
requested the landscape architect be present at the next meeting.
Chairman Wassman read the next application:
LARCHMONT CHRYSLER JEEP - 2533-43 Boston Post Road
Block 504, Lot 1 - signs
Mr. Alanutus, of North Shore Neon Signs, addressed the Board.
The Chairman stated that the application did not involve the facade change shown on the
application.
Mr. Alanutus explained that the application was only for signs and not for facade.

Ms. Commender asked how many signs were allowed. Ron Carpaneto read the sign code and
• stated that more than one sign was allowed.
Mr. Jacobson stated he had a major problem with the signage submittal. He felt the signage
coloring mix was unsatisfactory for the site and felt the word "Larchmont" sitting by itself was
inappropriate.
Mr. Wassman suggested that the New Rochelle signage (Dodge) should be coordinated with all
the signs.
Ms. Commender stated the code indicated the lettering is to be the same for each sign.
Mr. Alanutus explained that the signage was designed from the product logos and are accepted
nationwide and was a corporate standard.
Mr. Wassman stated that we were not compelled to approve corporate logos.
Mr. Jacobson stated that the organization on the facade was not pleasing. He felt the existing
sign organization was better than the new proposal.
Mr. Alanutus said he understood the Board's comments and will return with a new proposal.
The matter was adjourned to a future meeting with the following:
1. Show the facade as is.

3. Signage layout to be different, possibly with a smaller scale.
Try to keep signs in one area with the same lettering throughout.
4. Keep the sign coloring the uniform.
Chairman Wassman read the next application:
TOWN HIGHWAY/RECYCLING CENTER-40 Maxwell Avenue
Block 132, Lot 215 - Block 131, Lot 247 - sign
Mr. Carpaneto explained the sign proposal to the Board.
Mr. Jacobson said he was in favor of the application as submitted.
The Board had the following comments:
1. The color choice was good.
2. The wording on all to be consistent.
3. The wording on all signs should be consistent.
4. The hanging sign is not visible on Myrtle Boulevard due to the location of the
existing hanging sign on the corner (New York Sports Club) and the existing tree.
It may be better if it was a monument sign.
5 The sign on the side of the building was too big, it should be smaller, and has too
much information on the sign. The wording may be redundant regarding rubbish
• and recycling. The sign could have the Town logo on it (the Indian head) and
eliminate the separate wording "Town of Mamaroneck".

NEW BUSINESS
• June Nails changed their signs.
Mr. Carpaneto will issue a violation for installing signs without a permit.
NEXT MEETING
The next meeting of the BAR will be held on November 19, 2004.

Mr. Carpaneto announced that anyone interested in reviewing the audiotape of the October 21,
• 2004 meeting of the Board of Architectural Review may do so in the Town of Mamaroneck
Building Department.
