BOARD OF ARCHITECTURAL REVIEW OF THE TOWN OF MAMARONECK
NOVEMBER 17, 2005, IN THE SENIOR CENTER, TOWN CENTER

CALL TO ORDER
Acting Chairman Jacobson called the meeting to order at 8:00 PM.
APPROVAL OF MINUTES
• No minutes submitted for approval at this time.
Mr. Jacobson read the applications as follows:
SLEEPY'S - 1331 Boston Post Road
Block 411, Lot 119 - signs
Mr. Jim Foertsch, of K. P. Signs, approached the Board and explained the application
was for three signs; one on the front awning, one on the side awning and one on the rear
awning. He explained that the applicant would like three signs with lettering and coloring as
submitted even though the application is not code compliant and requires a variance.
The Board responded with the following comments:
1. The application requires a variance for the size of the letters on an awning.
2. The application requires a variance due to the fact that there are two lines of text
on the awning.
3. The signage is not in keeping with the rest of the signage on the building.
4. The existing sign is internally illuminated and the proposed sign would not be
allowed to be internally illuminated under the current sign code.
5. The Board would not be in favor of the side awning sign.
The Board felt that the signage could be changed for the better and that Mr. Foertsch should
• resubmit after consulting with his client.

• A memo will be sent to the Zoning Board regarding the variance issues.
LARCHMONT AUTO BODY & COLLISION - 2430 Boston Post Road
Block 503, Lot 421 - sign
Mr. Michael Santoliquido, of San Sign's and Awnings, approached the Board and explained the
application for a pan-faced sign that sets at the parapet level of the building with 12-inch letters
on 32-inch aluminum sign.
The Board had the following comments:
1. The sign does not comply with Section 175-11B with respect to its placement on
the building. The Board has determined that the sign should not go above the flat
fascia portion of the roof area. The Board suggested that the sign be placed on
the awning the way the existing sign for Nordone and Son's is currently situated.
A motion made by Doris Erdman to deny the application was unanimous.
Mr. Santoliquido will report to his client.
FOREST CITY RESIDENTIAL, LLC - Madison Avenue
• Block 132, Lots 410, 463, 469, 504, 511 and 521- site plan
Mr. Mark Gratts of Divney, Tung and Schwalby and Mr. Gary Brewer of Robert A. Stern
Architects approached the Board and explained the application is a Special Permit that would
be issued by the Town Board. The Planning Board, Board of Architectural Review and all other
commissions who will report their findings back to the Town Board will review the application.
Mr Gratts and Mr Burrh? also explained the application regarding the particulars.
The Board had the following comments:
1. The plans submitted did not have enough detail. The Board needs more detailed
plans in order to comment on the application.
The Board requested that the landscape plan be more specific and that the plan reflect the type
and size of the landscaping material that will be used. Also, the rendering should match the
landscape plan.

2. Excelsior Cleaners —window signs not permitted
3. Trader Joes — broker sign
4. Dunkin Donuts — illuminated sign in window
