BOARD OF ARCHITECTURAL REVIEW OF THE TOWN OF MAMARONECK

CALL TO ORDER
Mr. Jacobson, Acting Chairman, called the meeting to order at 8:00 PM.
APPROVAL OF MINUTES
• Upon a motion made and duly seconded the minutes of the October 17 and November 17, 2005
meetings were unanimously approved.
Acting Chairman Jacobson read the applications as follows:
SLEEPY'S - 1331 Boston Post Road
Block 411 Lot 119 signs (adjourned 10/18/05, 11/17/05)
Don Mazin, attorney for the applicant, approached the Board and explained the reason for the
applicant's requests.
He stated the store was located on a busy road and the request for a sign on the front and a
sign on the side of the building and the logo were necessary in order for the store to be
recognized. He also stated there were other stores in the complex that had lettering in sizes
that do not comply with today's regulations and that a complying sign would look out of place in
comparison to what is there now. He also said the awning material, framework and lighting
already exists and only the sign portion would be new. Mr. Mazin asked that the Board send a
favorable report to the Zoning Board for the sign request that needed variances.
Jim Foertsch from KP Signs addressed d essed th a Board. He asked if the Board would allow all three
signs and if "the mattress professionals" could be added to the awning sign on the side and
front signs.

After some discussion the board had the following comments:
1) The Board felt that the existing sign lighting method was acceptable and that there was
no other alternative to light the signs. Therefore, the Board would support a request for
zoning variance.
2) The Board would not support a variance for the sign on the side and would reiterate this
decision to the Zoning Board.
3) The Board did not support the logo on any of the signs for the location and would
reiterate this decision to the Zoning Board.
4) The Board felt the size of the lettering on the front sign was acceptable and would
reiterate this decision to the Zoning Board.
5) The board felt that the rear sign lettering is warranted and that the lettering should be
sized to the scale of the size of the awning.
6) The Board approved a temporary sign to be used until Variances are granted for the
signs
On a motion made and seconded, the following resolution was ADOPTED:
WHEREAS, Sleepy's has submitted an application to the Director of Building, together with plans
for signs; and
WHEREAS, the Director of Building has declined to issue such permit on the grounds that the
111 review by the Board of Architectural Review is required; and
WHEREAS, Sleepy's submitted an application for approval to the Board; and
WHEREAS, this Board has examined the plans, inspected the site, reviewed the application and
has heard all persons interested in this application; and
NOW THEREFORE, BE IT
RESOLVED, that the subject application be and the same is GRANTED, subject to the following
conditions:
1. Approve the translucent sign on the Post Road as submitted.
2. Deny the sign on the side of the building.
3. The awning material will be the same color.
4. Approve the non-illuminated interior sign " the Mattress professional's " over the
transom if it works for the applicant, if not it can go in the window to the right of the
front door.
5. Approve the temporary sign on Boston Post Road.
6. Approve rear sign lettering in scale with the awning.
7. Approve the existing lighting method for the signs.
8. Approve the size of the lettering for all signs approved.

Chairman Jacobson addressed the Board and explained their role in the approval process of the
Special Permit. He explained that because of the special permit process, the applicant must
receive a full approval or denial this evening even though the Board does not have construction
documents to review as is customary. He stated that the Board could not approve the project in
phases as it develops.
Mark Gratz from Divney Tung and Schwalbe approached the Board and explained the
application regarding the site plan. He described the planting plan to the Board and showed
changes made from the last submission. He further explained the lighting scheme for the
parking lots. Mr Gratz stated the planting along the State Right-of-Way has not yet been
determined, although the planting of small evergreens may be permissible.
The Board felt that the site plan planting and lighting were acceptable but wanted other
members to comment on the final plantings before actually planting the trees.
Gary Brewer from Robert A.M. Steam explained the proposed façade and elevations.
He showed the Board samples of what materials would be used and where they would be used
in relationship to the building. Mr Gratz explained that the retail space facades would also
change. He also stated that the developer had every intention to build what was presented to
the board this evening.
The Board made the following motion:
The Board accepts the application as presented tonight. The Board also asked that one
condition of the special permit allow the Board to review any changes to the existing retail space
facade and signage when submitted to the Building Department.
NEW BUSINESS - No new business at this time.
NEXT MEETING
The next meeting of the BAR will be held on January 19, 2006.

Upon a motion duly made and seconded, the meeting was unanimously adjourned.
