The Chairman read the application as follows: APPLICATION NO.1-CASE 2401 Application of Pamela Washington requesting a variance to convert a garage into recreation space. The conversion of the existing garage into recreation space would cause a vehicle to park within 6 ft.of the front property line where a setback of 25.0 ft.is required for parking a vehicle pursuant to Section 240-79B for a residence in an R-10 Zone District on the premises located at 21 Briarcliff Road and known on the Tax Assessment Map of the Town of Mamaroneck as Block 220,Lot 225. The Chairman read the next application as follows: APPLICATION NO.2-CASE 2402(adjourned 6/28/00) Application of Peter and Mona Robustelli requesting a variance to construct a rear deck. The deck as proposed has a rear yard of 12.2 ft. where 25.0 ft. is required pursuant to Section 240-40B(3)for a residence in a R-2F Zone District on the premises located at 2 Garit Lane and known on the Tax Assessment Map of the Town of Mamaroneck as Block 402,Lot 61. The existing chicken coop and pen are located 4 ft.from the front property line. Pursuant to Section 240-33(B)(3)(b), such accessory structures are permitted to be located only within the rear 1/3 of the property and must be located a minimum of 5 ft.from the property line in an R-50 Zone District on the premises located at 206 Hommocks Road and known on the Tax Assessment Map of the Town of Mamaroneck as Block 416,Lot 112. The Chairman read the next application as follows: APPLICATION NO.4-CASE 2404 Application of Richard Beninati requesting a variance to construct a second story addition and balcony. The second story addition with the balcony has a rear yard of 22 ft.and 19 ft.,respectively,where 25 ft. is required pursuant to Section 240-38B(3);and further,the addition increases the extent by which the building is nonconforming pursuant to Section 240-69 for a residence in an R-7.5 Zone District on the premises located at 272 Murray Avenue and known on the Tax Assessment Map of the Town of Mamaroneck as Block 107,Lot 677. The Chairman read the next application as follows: APPLICATION NO.5-CASE 2405 Application of Sheri and Kevin Danehy requesting a variance to construct a mud room at the rear of the house. The mud room addition as proposed has a rear yard of 20.0 ft.where 25.0 ft.is required pursuant to Section 240-38B(3); and further, the addition would increase the extent by which the building is nonconforming pursuant to Section 240-69 for a residence in an R-7.5 Zone District on the premises located at 6 Glenn Road and known on the Tax Assessment Map of the Town of Mamaroneck as Block 115,Lot 354. Massey requesting a variance to legalize an existing deck. (A Certificate of Occupancy cannot be issued due to the fact that the deck was inadvertently built within the rear yard setback.) The deck as built has a rear yard setback of 22.9 ft.where 25 ft.is permitted pursuant to Section 240-37B(3)for a residence in an R-10 Zone District on the premises located at 1 Brookside Place and known on the Tax Assessment Map of the Town of Mamaroneck as Block 222,Lot 338. The Chairman read the next application as follows: APPLICATION NO.9-CASE 2409 Application of Bruce Shepard requesting a variance to construct a 2-story rear addition. The addition as proposed has a rear yard of 30.0 ft. where 40.0 ft. is required pursuant to Section 240-35B(3)for a residence in an R-20 Zone District on the premises located at 3 Well House Lane and known on the Tax Assessment Map of the Town of Mamaroneck as Block 340,Lot 870. The Chairman read the next application as follows: APPLICATION NO.10-CASE 2413 Application of Steven Silverstein,STAND DEVELOPMENT CORPORATION,to construct a one-family dwelling on the premises located at 208 Mulberry Lane,Block 213,Lot 448. The plans submitted are inconsistent with the approved plans dated September 13,1999. NEXT MEETING The next meeting of this Board will be held on August 23,2000.
